I have 2 questions regarding the heir to the new (5th) Viscount Mersey.

I know he has 2 daughters (including one just born July 30th) and no
sons. A female can succeed to his secondary title (the Lordship of
Nairne).

Does this mean: 1) the heir presumptive(?) to the viscountcy is his

Sounds right, assuming his Lordship has no brothers.

No. She would only be heiress presumptive, as the birth of a brother
would mean that she was no longer heiress. A[n] heir/ess apparent is
somebody who only has to keep on living in order to inherit.
