prescribed checks and am horrified to find that my two bedroom property
is in the same band as three and four bedroom properties in the same

Well, I have established I'm probably banded wrong. I bought this house in
March '93, and paid £42,500 for it. I'm in band 'C'
I think it should be band 'B'...............maybe even 'A'.......

Band A - all under £40,000
Band B - £40,001 - £52,000
Band C - £52,001 - £68,000
Can't get on the .gov site atm, will try tonight. :)

Are you sure you are comparing *identical* properties?

Never mind comparing identical, have you seen
house in England for example is Band B but in Scotland it's Band D. That
IMHO is unfair.

The presence of even something so simple as an outside tap can make a
difference in some valuers' eyes.

That wouldn't happen FN... They can only be re-assessed upwards when
sold.
The 4 bedroom house opposite us has a re-assessment pending when/if sold

If the council think they can get more money out of you they'll try
anything. :)

There's a search engine where you input your property and the ones
around you,
Have to warn you though, the site is very busy and slow even when you
can access it,

Even more disturbing is the rights of appeal which should have been made
within six months of occupation.
I have, however, emailed the Local Valuation Officer and await response
with bated breath.
